Homeowners
One number for the whole house instead of a different company for every problem. You get the same written scope and the same vendor vetting a portfolio client gets.
Three ways to get a quote
Estimates are free and in writing. A person answers — nothing here goes into a queue.

We match the job to a vetted, insured pro in your market, send you their name and photo before they arrive, and answer for the work when it is done.
Operating since 2019.
Across every trade and market.
From one work order and one contact.
Insurance and licences verified at source.
Trade lines
Each line goes to a vendor vetted for that specific trade in your market. Where the work needs a licence, we verify the licence before anyone is dispatched — not after.
How it runs
Call, text a photo, or email a punch list. Anything urgent goes straight to the phone rather than into a queue.
A named contact, same day
We pull from vendors already vetted for your market and that specific trade — licensed where the work requires a licence, verified before dispatch.
The right trade, not the nearest one
Before the visit you know who is coming, what they are doing and what it costs. Your resident gets the same, which is why they open the door.
Scope and price in writing
Photos on completion, one invoice from us, and one number to call if something is not right. We do not hand you back to the vendor.
One invoice, one point of accountability
Who we work for

One number for the whole house instead of a different company for every problem. You get the same written scope and the same vendor vetting a portfolio client gets.

Standing scopes, per-unit turnover pricing, photo documentation dated for deposit disputes, and one invoice per unit so it reconciles against the lease.

Pre-listing repairs on a closing timeline, inspection punch lists cleared in one pass, and documented per-visit grounds work a board can take to a meeting.
The work we schedule most
Clean, paint, patch, floors, punch list, licensed trades — sequenced as one job with one completion date, and photographed well enough that the listing can go live the day it is done.

Representative make-ready scope — not a single job.
Client feedback
We would rather you checked than took our word for it. Ask for references on any trade or any market and we will send names and numbers the same business day — that is the whole reason this section is here.
We had three separate companies on one turnover and I was the one chasing all of them. Xpert took the whole unit — paint, floors, the electrical we needed licensed — and gave me one completion date. It landed on that date.
The photo of the technician before he arrived did more for my tenant relations than anything else I have tried. She knew who was knocking. I have had residents refuse entry to contractors before and that stopped.
What I actually needed was the move-out photos dated properly. We had a deposit dispute go to arbitration and the documentation Xpert produced was the reason it went our way.
They told me the roof did not need replacing. Two other contractors had quoted a full tear-off. It was a chimney flashing and it cost a fraction of what I had budgeted.
One invoice is the whole reason we stayed. I was reconciling five vendors against one lease before, and the bookkeeping cost more than the difference in labour rates.
A vendor opened a wall and found something that changed the price. It came back to me in writing before anyone continued. That has not been my experience with contractors.
Our board wanted a record of what the grounds contractor actually did each visit. Xpert sends a per-visit checklist. It ended a recurring argument at every meeting.
They said no. We asked for a market they did not have a vetted vendor in and they told us straight rather than sending whoever was available. That is when I started trusting the yeses.
We dispatch through a vetted vendor network across the United States and coordinate every job from Culpeper, Virginia. Tell us the city and the trade and we will tell you the same day whether we have someone vetted there — and we will say no if we do not.
How we operate
Every vendor gives us a government photo ID and a professional portrait before their first job. Your resident gets the name and the photo in advance. Nobody unidentified gets an address.
Scope and price in writing before anyone drives out, and a written change order before anything is added. Your resident is never asked to approve or pay for work.
Major electrical, major plumbing, both HVAC categories and full roof replacement require a verified current licence. Every state, no exceptions, not as a favour, not once.
Before and after on every job, and condition documented before a repair destroys the evidence. "Cleaned thoroughly" is not a record; a photograph is.
Not four invoices from four companies. If something is wrong after completion there is one number to call and it is ours, not the vendor’s.
Tell us the city and the trade and we will tell you the same day whether we have somebody vetted there. Sending whoever is available is how trust gets spent.
Common questions
No. Estimates are free and itemised in writing, and declining one is the end of it — there is no follow-up pressure call.
A vendor from our network who is vetted for your market and that specific trade. They carry their own insurance, they have given us a government photo ID and a portrait, and where the trade requires a licence we verified it with the issuing authority before dispatch. We coordinate the job and we answer for the result — you deal with us, not with them.
For genuine emergencies — water running, no power, no heat, an open roof — call rather than email and it gets routed first. For everything else it depends on the trade and the market, and we will give you a real window when we scope it rather than a number designed to win the job.
Yes. We coordinate nationwide through a vetted vendor network and run every job from Culpeper, Virginia. Tell us the city and the trade and we will tell you the same day whether we have somebody vetted there — and we will say no if we do not.
Yes. Ask and we will send a certificate of insurance and a W-9 before any work is scheduled. Most managers need both on file first and we would rather have it done than hold up a job.
You will get a person, not a ticket number. Estimates are free and in writing.
